Who Are We?

Local experts passionate about property management

We are two Airbnb Superhosts in the Hudson Valley of New York, Tonya Fitzgerald Superhost and Matt Ricci Superhost, who have been successful managing and cleaning our own Airbnbs.

We started helping friends who struggled with theirs, and then expanded further to help people who were frustrated. This is kind of a passion project - we get a lot of joy out of this kind of work and would love to do more of it.

Tonya

Has been taking care of homes for 22 years and runs an Airbnb cleaning business currently servicing 26 homes. Her cleaning business is Catskills Upstate Cleaning.

Matt

Has spent his career in customer service and hospitality, as well as working with computers. He will take away all your tech stress and not make you feel overwhelmed about your questions.

We help people who feel like managing their Airbnb is stressing their daily lives, distracting them from their day jobs or their family commitments.

We love seeing people with the goal of owning houses and getting additional income from short term rentals, and we get so sad when we see the houses stress out the owners, and not provide the returns we know the houses can get. We want you to LOVE your Airbnb home, and make money at the same time. We can help as little or as much as you'd like.

Not your average property management service

You Will Own All Your Own Things

If we work together for some time, and then you decide this isn't a fit anymore, everything is still yours. You retain ownership of your listings, all your calendar automation, all the automatic messages that go to guests, future bookings, etc. It's your house, and your business - you don't have to "start over from scratch" if you want to change your management approach.

We're Superhosts, and Can Make You One

We think one of the reasons people struggle with property managers is that they are not Airbnb Superhosts. That makes a big difference to guest confidence and really impacts your bookings.

Large Property Managers aren't Superhosts because they're big companies, with generic customer support, and mixed ratings. That hurts your property bookings.

While we can't guarantee to get you Superhost status, we are mutually incentivized to get you there, as we'll all make more money. You get to own your own listing, and be a Superhost, with a fraction of the work.

We're Local

Tonya has spent her whole life in the Hudson Valley, and Matt's houses are in Kingston, NY. You're not dealing with a far away company, you're dealing with people with roots in the area, who care about our community.

As we said in the intro, we know high quality cleaning, hospitality/customer support, and are good with technology.

What We Can Offer You

Choose the level of service that works for you

Daily Turnovers

If you already have a house on Airbnb, we can handle your linens, daily cleaning, and handyman tasks, eliminating the need for you to be in the area at all.

You can maintain all your own listings and guest communication, just for the cost of your regular cleaning fee, with no additional flat fee or percentage of bookings.

Pricing:

  • Per booking: Just the cost of the cleaning fee
  • Annual:
    • $460/bed/year for linen rentals
    • Additional costs may apply for handyman tasks
  • To get started: ~$700/bed/year for initial supplies

Fully Remote Management

If you're looking for a little more space from your property, we can expand our support, handling all onsite tasks:

  • Landscaping
  • Snow removal
  • Pest management
  • Replacing batteries
  • More significant repairs/contractors/plumbing

Pricing:

  • Per booking: Cleaning fee + monthly rate or percentage (let's talk!)
  • Annual:
    • $460/bed/year for linen rentals
    • Additional costs for repairs/maintenance
  • To get started: ~$700/bed/year for initial supplies

Near-Zero Touch Property

We handle:

  • All guest communication, including 24/7 emergency calls
  • Onsite emergencies (plumbing, lockouts, contractors)
  • Questions, refunds, and other booking activity
  • Booking inquiries and negotiations

Pricing:

  • Per booking: 10% of booking revenue + cleaning fee
  • Recurring:
    • $460/bed/year for linen rentals
    • ~$50/mo/property for software subscriptions
    • Additional costs for repairs
  • To get started:
    • ~$700/bed/year for initial supplies
    • Technology setup from $700

Full Management

If you're at wits end with your property and just want out, we can take full control of pricing, marketing, and running of your house, in all aspects. You can go on a 60-day safari and never have to think about your property.

Pricing:

  • Per booking: 20% of booking revenue (minimum $300/mo) + cleaning fee
  • Recurring:
    • $460/bed/year for linen rentals
    • ~$50/mo/property for software
    • Additional costs for repairs
  • To get started:
    • ~$700/bed/year for initial supplies
    • Technology setup from $700

From our experience, we know what makes a big difference. We encourage these things for yourself, and sort of require them if we work together:

We'd Need To Know Your Goals

Do you want to maximize occupancy, or price per night? Questions like this will matter a lot.

Linens: We'll Use Our Own

We believe that clean sheets and towels will make or break a guest's impression of a stay. We aggressively remove linens from rotation if they're discolored or worn, because we don't want a $20 towel to ruin a $400 booking.

We also like a good stockpile of linens, instead of the bare minimum. So we'll just use our own, and they'll be great.

Smart Locks: A Near-Must

The Schlage Encode smart lock is a near-must for successful hosting. Other models just prove to be finicky. Lockboxes are a bad experience, and unsafe because the code is reused, or the keys can be copied/lost.

Each guest will get a unique code for their booking, that will only be active during their booking.

Daily Maintenance

We are very frugal owners! We take our money very seriously and spend conservatively. But we feel very strongly that sometimes it costs more money to spend less.

It's important that the landscaping looks good, snow is addressed properly, maintenance items are fixed, and blankets/pillows/furniture looks good.

Smart Thermostats/Cooling Help

This can't be a "must" because sometimes a house can't support it. But if you can put in a smart thermostat, it can help a lot. We can automate it so that a guest walks in to a comfortable temperature when they arrive, and when a guest isn't there, you aren't heating/cooling an empty house.

Software Subscriptions

To run your house effectively, you will need some recurring software costs. You will own (and pay for) these platforms, but we will manage them for you:

  • $20/mo/property for a "Channel Manager" like Guesty
  • $20/mo/property for Pricing software, like Pricelabs
  • $5/mo/lock for automated lock codes
